W zyciu kazdego kontraktu mieszkaniowego nadchodzi taki czas, ze najzwyczajniej w swiecie wygasa. Na Tajwanie umowe na mieszkanie podpisuje sie zwykle na rok do dwoch lat i moze nie jest to proces skomplikowany, ale na pewno dosc zlozony.
Istnieje pare sposobow na szukanie mieszkania. Pierwszym sa na pewno agencje, jednak nalezy pamietac, ze w wiekszosci przypadkow za ich uslugi placi nie tylko wlasciciel lokalu, ale tez my sami. Z reguly jest to 50% ceny, za ktora bedziemy wynajmowac mieszkanie. Drugie 50% pokrywa wlasnie wlasciciel.

In every contract's life the time comes when it simply expires. In Taiwan the contract is usually signed for a year or two and maybe the whole process is not a very complicated one but it surely is complex.
There are few ways to find the apartment. The first one are obviously real estate agencies however we have to remember that in most cases we are the ones who have to pay for their services, not only the landlord. Usually it's 50% of the price which we'll be paying monthly (rent). Other 50% is covered by the flat's original owner.

Druga opcja (i najlepsza) jest bezposrednie kontaktowanie sie z wlascicielem. Nie jest to proste bo ci zwykle posluguja sie wczesniej wspomnianymi agencjami, jednak dzieki stronom typu tealit.com lub taiwanese.com coraz czesciej udaje sie taki kontakt nawiazac. Dobrym przykladem jest nasza wlasna sytuacja, gdzie przed opuszczeniem aktualnego lokum pomagamy wlascicielce znalezc kogos na nasze miejsce wlasnie poprzez w.w. strony lub grupy na facebook'u. Zaleta znalezienia tego typu polaczenia jest to, ze nie musimy placic dodatkowo za agencje.

The second option (and the better one) is to directly contact the landlord. It's not easy while those use services of the real estate agencies most of the time, however thanks to sites like tealit.com or taiwanese.com it's easier and easier to contact the house owner. A good example can be our own situation (mine and F's) where before leaving our current apartment we're helping the landlady to find someone to take it over after we leave. There's a big advantage to this kind of connection - we don't have to pay extra for the agency.

Kiedy juz uda nam sie zdecydowac na mieszkanie nastepuje podpisanie umowy z wlascicielem lokum. W kontrakcie podaje sie wszystkie podstawowe informacje (imie, nazwisko, rok urodzenia, zawod itd.), wypisuje warunki umowy, a wszystko podpisuje nie tylko dlugopisem, ale takze odciskami palcow. Ot, tak dla bezpieczenstwa. Dodatkowo wiekszosc wlascicieli wymaga 2-miesieczny depozyt, ktory w razie zerwania umowy (kontraktu) moze zabrac. Takim zerwaniem umowy moze byc na przyklad przedwczesna wyprowadzka, ktora teoretycznie naraza naszego landlorda na straty (nikt nie placi juz czynszu, chociaz mial). W praktyce wszystko zalezy od tego, jak mily jest wlasciciel mieszkania. Niektorzy machna reka i znajda sobie kogos na nasze miejsce, a przy okazji oddadza caly depozyt. Inni wezma tylko czesc, a jeszcze inni zabiora wszystko. Tak jak wszedzie - wszystko zalezy od czlowieka, z ktorym pracujemy.

Once we decide which apartment we want to take, we'll need to sign the contract with our new landlord. In the agreement we have to put all our basic information (given name, family name, date of birth, profession etc.), write down terms and conditions and sign it all not only with a pen but also with our fingerprints. Just for safety. Additionally, most of the landlords require 2 months deposit, which in case the contract is broken he or she can take away. It can happen when for example we want to leave the place earlier than written in the agreement, which theoretically can endanger our house owner (nobody's paying the rent although it should be paid). In reality it all depends on how nice the landlord is. Some might simply find someone to take over the apartment and give us all the deposit back. Some will take part of it and others will take away everything. As everywhere, it all depends on the person we're working with.

Wazna rzecza, ktora trzeba powiedziec wszystkim, ktorzy mysla o przeprowadzce na Tajwan i wynajmowaniu tu mieszkania - czasami cena moze byc ciut za wysoka, ale nie zapominajmy, ze na Tajwanie mozna sie targowac. Wlasciciele mysla tylko o swoim interesie, w tym celu kupili dane mieszkanie, ale to nie znaczy, ze my mamy zapominac o swoim. Jezeli landlord jest nieugiety - pytajmy o nowe meble, lodowke, czy pralke (jezeli jej jeszcze w mieszkaniu nie ma), ktore powinien do mieszkania dorzucic, skoro nie chce zejsc z ceny. A co do niej samej upewnijmy sie, ze zawiera ona tak zwane "management fee". Jest to dodatkowa oplata za atrakcje typu basen, czy czyszczenie korytarzy. Oplata ta jest nizsza dla mniejszych i wyzsza dla wiekszych apartamentow.

A very important thing to be said to all of you, who think of moving to Taiwan and renting a place here - sometimes the price of the apartment might be a bit too high but let's not forget that in Taiwan you can bargain. The landlords think only about their own interest, that's why they bought the flat but that doesn't mean that we have to forget about our own business. If the house owner doesn't want to make the price lower - ask for a new furniture, fridge or washing machine instead (if there isn't one in the apartment already). And about the price - always make sure it includes the management fee. It's an extra  charge for extra utilities like swimming pool or cleaning the lobby. The charge is lower for small and higher for big apartments.

Szukanie mieszkania na Tajwanie moze byc ciekawym doswiadczeniem - agenci zabierajacy nas w rozne czesci dzielnicy na skuterach, ogladanie dziwnych mieszkan, poznawanie nowych miejsc. Siedzenie wieczorami nad 591.com.tw w poszukiwaniu tego idealnego miejsca, czy polowanie na wlasciciela na stronach internetowych. Pamietajmy, ze nawet, gdy nic nie przypadnie nam do gustu w danej dzielnicy, Taipei jest wystarczajaco duze, aby znalezc cos ciekawego gdzies indziej. Looking for an apartment in Taiwan can be a quite interesting experience - real estate agents taking us to different parts of the districts by scooters, looking at weird flats, checking new places. Spending all evenings checking 591.com.tw to find that perfect place or looking for a landlord in the internet. Let's remember that if we don't live something in one district Taipei is big enough to let us find something good somewhere else. Interesting apartments are usually find in the least expected places!

wyzwanie - przezyc lato / challenge - survive the summer

Wielokrotnie zdarzylo mi sie, ze ludzie z zazdroscia i podziwem mowili jak fajnie mam, ze Tajwan ma klimat tropikalny/subtropikalny. Widocznie malo o tym wiedzieli bo przezycie lata jest prawdziwym wyzwaniem zarowno dla organizmu, jak i dla portfela. Zacznijmy od tego, ze tajwanskie lato ma sie nijak do lata w Polsce. 30 stopni w Warszawie nigdy nie bedzie sie rownac 30 stopni w Taipei. Powod? Wysoki poziom wilgotnosci. 80-90% wilgoci w powietrzu jest na porzadku dziennym i wlasciwie nikt sie juz tym nie przejmuje. Wkladanie specjalnych odwilzaczy do szaf, czy po prostu zakup elektrycznego odwilzacza powietrza jest wskazane, jezeli lubimy, gdy nasze ubrania nie pachna stechlizna i nie sa pokryte zielonym mchem. Temperatura sama w sobie jest zabojcza, 35 stopni latem nie jest niczym dziwnym, w tym roku w Taipei bylo prawie 40 stopni (39,3).

It happened already many times that people were telling me with jealousy in their voice how lucky I am that Taiwan has a tropical/subtropical climate. Apparently they didn't know much about it because surviving the summer is a real challenge for both, the body and the wallet. Let's start with the fact that Taiwanese summer is nothing like summer in Poland. 30 degrees in Warsaw will never equal 30 degrees in Taipei. The reason? High level of humidity. 80-90% of humidity in the air is something very normal and nobody really pays attention to it anymore. Putting special dehumidifiers in closets or buying an electric dehumidifier is a must if we don't like our clothes to stink and be covered with green moss. The temperature itself is a killer, 35 degrees in the summer isn't anything special, this year in Taipei was almost 40 degrees (39,3).

Jezeli chodzi o wzmianke o wyzwaniu dla portfela, to nie zartowalam. Jest goraco, slonecznie, a nam nie wystarczy biedny wiatraczek. Trzeba wlaczyc klimatyzacje, zeby przezyc i podniesc sobie komfort zycia. Ja osobiscie staram sie ograniczac uzycie klimatyzatora do paru godzin w nocy, zeby sie najzwyczajniej w swiecie wyspac, jednak czasami i to nie wystarcza, i trzeba uzyc tez troche w ciagu dnia. Wielkim plusem sa solidnie klimatyzowane srodki transportu (metro, autobusy, taksowki itd.), sklepy, restauracje i wszystkie inne miejsca publiczne, ktore w weekendy sa wypelnione po brzegi. Prawda jest taka, ze tylko najwytrwalszym chce sie pojechac na plaze, czy inna weekendowa wycieczke. Normalnym ludziom (takim jak ja) trzeba zafundowac przejazdzke metrem i kilkugodzinna wizyte w centrum handlowym.

When it goes to a challenge for the wallet - I wasn't kidding. It's hot, sunny and one little fan won't be enough for us. Turning the AC on is important to survive and raise the comfort level. Personally I try to reduce the use of the air conditioner to few hours at night so I can simply sleep well, however sometimes it's not enough and I have to use some during the day. Good thing the public transportation is heavily air-conditioned, as well as shopping malls, restaurants and all other public places which are very crowded during the weekends. The truth is only the strongest ones go to the beach or do other outside activities. Average people (like me) prefer to stay indoors, take a train do the shopping.

Moja skromna rada dla tych z blada cera (czyli takich jak ja) - unikajcie przyjazdu na Tajwan latem. Nawet, jezeli zapomnicie sie posmarowac swoim kremem z filtrem jeden dzien, moze sie to skonczyc tragicznie. Znam to z doswiadczenia. Wystarczy pare godzin na prazacym sloncu, nie daj boze w okolicach 12, i kolejne pare dni na leczeniu oparzen macie wyjetych z zycia.

My little advice for all of you with a pale skin (like me) - avoid coming to Taiwan in the summer. Even if you forget to put your sunscreen  once it can end up tragically. I know from experience!  Few hours in the sun is enough, especially around 12, to spend the next few days on healing your burned wounds.

Mam nadzieje, ze zrozumiecie moje oczywiste obawy z przyjazdem kogokolwiek z zimniejszego kraju na Tajwan latem. Jezeli myslicie, ze "przeciez nie moze byc gorzej, niz nasze zeszloroczne wakacje na Majorce/Grecji/Wloszech etc.", to mozecie sie bardzo zdziwic po przylocie, gdy drzwi lotniska sie otworza, a was uderzy w twarz fala goracego, wilgotnego powietrza. 

I hope you understand my obvious anxiety about anyone from a colder country coming to Taiwan in the summer. If you think that "it can't be any worse than our holidays in Majorca/Greece/Italy etc." you can be seriously surprised after the airport's door opens in front of you and you get hit in the face with a hot, humid air.

Sytuacja mieszkaniowa w Taipei moze nie jest tragiczna, ale jakas powalajaco fantastyczna tez nie. W zaleznosci od tego jak bardzo wygodni jestesmy, bedziemy szukac mieszkania w odpowiedniej cenie, odleglosci od pracy/szkoly i wielkosci. Nam (mi i F.) osobiscie nie zalezalo, zeby miec jakos niesamowicie blisko do pracy, za to priorytetem byl apartament w nowym budynku z 3 sypialniami. Ulatwilo to szukanie na tyle, ze w 2 tygodnie znalezlismy nowe lokum z bardzo mila wlascicielka wladajaca podstawowym angielskim (co powiedzmy sobie nie zdarza sie zbyt czesto). Co prawda F. jezdzi teraz do pracy okolo godziny, ale metro jest pod nosem, a siedzenie w klimatyzowanym pociagu to sama przyjemnosc, szczegolnie latem.

When it goes to apartments in Taipei the situation is not tragic but also not a fantastic one. Depends on how convenient we want our place to be, we'll be looking for an apartment in the right price, distance from work/school and size. For us (me and F.) it wasn't very important to have a place close to our work, but the priority was a flat with 3 bedrooms. It made searching so much easier, that after 2 weeks we found a new dwelling with a very nice owner who knows some basic English (and let's be honest it doesn't happen very often). It takes F. around one hour to get to work now but the MRT station is very close and sitting in a cool train is a pure pleasure, especially in the summer.

Osobiscie chyba nigdy nie chcialabym sie przeprowadzac do centrum miasta (Taipei City). Apartamenty sa niesamowicie drogie i male, jest bardzo duzo starych, niemal rozpadajacych sie budynkow, a cos takiego jak "ladny widok" praktycznie nie istnieje. Dodajmy do tego calodobowy halas z ulic i mamy zarys zycia w sercu miasta. Sama nie znam zadnego obcokrajowca, ktory odwazylby sie na zamieszkanie w centrum, wiekszosc przenosi sie wlasnie do Danshui, Xindian (w gorach na poludniu Taipei)  lub Sanxia (na zachodzie, nowa dzielnica przypominajaca te w New Danshui).

Personally I would never move to the city center (Taipei City). The apartments are unbelievably expensive and small, there's a lot of old, almost collapsing buildings and something called "nice view" simply doesn't exist. Let's add the noise and we can easily see how life in the heart of the city looks like. I myself don't know any foreigner that would be brave enough to live in the center, most of us move to mentioned Danshui, Xindian (South of Taipei, in the mountains) or Sanxia (West, new district similar to New Danshui).

Jezeli komus zalezy na czyms pomiedzy dalekimi dzielnicami, a centrum, to takim rozwiazaniem moze byc na przyklad Tianmu. Polozone niedaleko Zhishan MRT, blisko Carrefoura, SOGO,
szkoly Amerykanskiej, Europejskiej (i wielu innych miedzynarodowych szkol) jest prawdopodobnie najwiekszym skupiskiem obcokrajowcow na calym Tajwanie. Minusem sa wysokie ceny mieszkan wlasnie ze wzgledu na swoj prestiz (wszystko przez te szkoly...).

If you wish for something between suburbs and city center, Tianmu might be good for you. Laying near Zhishan MRT, close to Carrefour, SOGO, American and European school (and many other international schools) is probably the biggest aggregation of foreigners on the whole island. A disadvantage might be the fact that apartments there are very expensive due to district's prestige (all thanks to those schools...).

Podsumowujac - jak sie chce mieszkac tanio i ladnie, to najlepiej przeniesc sie na jeden z koncow miasta (w New Taipei City). Jesli jednak nie przeszkadza nam halas i wysoka cena, i po prostu lubimy miec wszedzie blisko, to Taipei City moze byc dobrym wyborem. Pamietajmy, ze kazda dzielnica ma cos innego do zaoferowania, najlepiej bedzie, jesli sami sprecyzujemy swoje wymagania i na ich podstawie wybierzemy odpowiednie do zamieszkania miejsce. Ja osobiscie juz nigdy nie wyprowadze sie z Danshui!

Summarizing - if you want to live nicely and without spending a lot of money it's better to move in the suburbs (New Taipei City). However if you don't mind the noise and high price, or just like the place to be very convenient, Taipei City might be a good choice. Please remember that every district has something different to offer, it's best if you specify our requirements first and basing on them you'll look for a perfect place. Personally I will never leave Danshui!

Wszyscy wiedza, za Tajwan to wyspa. No, moze poza tymi paroma osobami, ktore dalej swiecie wierza, ze mieszkam w Tajlandii. Jako, ze droga morska nigdy nie probowalam sie tutaj dostac (ani tez wcale nie chcialam) mozna powiedziec, ze samolot jest jedynym rozsadnym rozwiazaniem. Tak, jak jeszcze mozna dostac bilety w rozsadnej cenie do wiekszosci krajow azjatyckich typu Japonia, Chiny, czy nawet wspomniana Tajlandia, tak na Tajwan doleciec tanio i szybko sie nie da. Bodajze najkrotszym lotem, jaki wylapalam byl ten z KLM, gdzie w teorii jest tylko jedna przesiadka. W praktyce i tak jest miedzyladowanie w Bangkoku/Szanghaju, wiec liczmy jako dwie bo z samolotu i tak i tak trzeba wysiasc i przejsc przez durne milion odpraw po raz kolejny trzeba tez.

Everyone knows that Taiwan is an island. Well, maybe beside those few people who still believe that I live in Thailand. I've never tried getting here on the ship (and I've never wanted to) so you can say flying is the only sane solution. As long as you can get tickets in a reasonable price to most of the Asian countries like Japan, China, or mentioned before Thailand, Taiwan can not be reached so easily. The shortest flight which I've seen so far was the one with KLM where theoretically there's only one transfer. However there's still one stopover in Bangkok/Shanghai for refueling, so we have to count it as two transfers while you still have to leave the plane and go through check ins all over again.

Optymistycznym akcentem moze byc to, ze loty roundtrip z Niemiec czy Polski na Tajwan sa i tak tansze, niz gdy sie wylatuje z Tajwanu i chce do niego wrocic. Dla przykladu ten sam lot, ktorym lecialam tego lata do Berlina kosztowal niewiele mniej od dwoch biletow na tej samej trasie, ale w druga strone. Logika? Nie szukajmy jej.
Moja skromna rada byloby latanie na Tajwan w okresie jesiennym (pazdziernik na przyklad) i wiosennym (marzec/kwiecien). Pogoda daje zyc (nie to, co latem), sloneczko jeszcze swieci, a pada mniej niz zazwyczaj. Tak tak, w Taipei pada prawie non stop, choc musze przyznac, ze w tym roku lato jest wyjatkowo sloneczne. Jesli chcecie wiecej slonca - proponuje poludnie wyspy. Dodatkowy plus? Tansze bilety!

An optimistic thing can be the fact that roundtrip flights from Germany or Poland to Taiwan are still cheaper than those from Taiwan to Europe. For example the same flight, which I took this summer to Berlin was almost same expensive as two tickets on the same route but the opposite direction. Don't look for logic here.
My modest advice would be going to Taiwan in the fall (e.g. October) and/or in the spring (March/April). The weather won't kill us (opposite to if we arrived in the summer), the sun is still shining and it's not raining as much as usually. The truth is in Taipei it rains almost all the time, however I have to say this year's summer is surprisingly sunny. If you wish to have more sunny days - go to the South of the island. Extra advantage? Cheaper tickets!

Taipei-Hong Kong

Jezeli chodzi o loty, na ktorych normalnego smiertelnika stac to sa to loty liniami typu China Southern, China Eastern, Lufthansa i innymi tego pokroju. Trzeba sie nastawic na 2, a czasem nawet 3 przesiadki (aczkolwiek rzadko) oraz kilkugodzinne czekanie na lotnisku na transfer (no chyba, ze sie ma szczescie lub trzeba biec bo ledwo przylecielismy, juz nam drugi odlatuje). Osobiscie proponuje kupowanie biletow bezposrednio u linii, nie za bardzo nam sie w koncu chce placic dodatkowo agencji. Orientacyjnie loty mozna sprawdzic na skyscanner.com , jak juz pewnie wszyscy wiedza.
A i jeszcze sprawa taka - nie polecam latac latem. Pomijajac juz fakt, ze jest tak wilgotno, ze sie i tak nie oplaca wychodzic przed 14 z domu, a za klimatyzacje placi sie miliony, bardzo latwo jest sie najzwyczajniej w swiecie rozchorowac. Podam tu dobry przyklad mojej rodzicielki, ktora po dwoch dniach jezdzenia metrem i autobusami rozchorowala sie na dobre na kolejne poltora tygodnia, a potem leczyla rany jeszcze po powrocie do Polski.
Tak wiec przybywajcie, zwiedzajcie, podziwiajcie, byle byscie nie przeplacali i unikali lata. Poza tym wszystko bedzie okej. (:

When it goes to the flights that an average human being can afford we should look for connections with China Southern, China Eastern, Lufthansa etc. We have to be prepared for 2 or even 3 transfers (although these happen rarely) and a few hours of wait during the stopover (unless we're incredibly lucky or have very little time and have to run). Personally I suggest buying tickets directly in the airline's official office, we don't want to pay extra for the travel agency, do we?
The prices of the tickets you can always check on skyscanner com. as everyone knows already.
And one more thing - I seriously don't think coming here in the summer is such a good idea. Aside of the very high humidity which forces us to stay at home at least till 2 pm, and extremely pricy electricity bills due to using AC all the time, we can simply get sick. I can give you a good example which is my mom who after two weeks of using MRT and buses caught a very bad flu and had to stay in bed for another week and a half. Then she was still recovering after going back to Poland.
So please, come here, sightsee, admire,  as long as you don't overpay and avoid summer. Beside those everything will be okay. (:
