Istnieje pare sposobow na szukanie mieszkania. Pierwszym sa na pewno agencje, jednak nalezy pamietac, ze w wiekszosci przypadkow za ich uslugi placi nie tylko wlasciciel lokalu, ale tez my sami. Z reguly jest to 50% ceny, za ktora bedziemy wynajmowac mieszkanie. Drugie 50% pokrywa wlasnie wlasciciel.
In every contract's life the time comes when it simply expires. In Taiwan the contract is usually signed for a year or two and maybe the whole process is not a very complicated one but it surely is complex.
There are few ways to find the apartment. The first one are obviously real estate agencies however we have to remember that in most cases we are the ones who have to pay for their services, not only the landlord. Usually it's 50% of the price which we'll be paying monthly (rent). Other 50% is covered by the flat's original owner.

Zaleta znalezienia tego typu polaczenia jest to, ze nie musimy placic dodatkowo za agencje.
The second option (and the better one) is to directly contact the landlord. It's not easy while those use services of the real estate agencies most of the time, however thanks to sites like tealit.com or taiwanese.com it's easier and easier to contact the house owner. A good example can be our own situation (mine and F's) where before leaving our current apartment we're helping the landlady to find someone to take it over after we leave. There's a big advantage to this kind of connection - we don't have to pay extra for the agency.
Once we decide which apartment we want to take, we'll need to sign the contract with our new landlord. In the agreement we have to put all our basic information (given name, family name, date of birth, profession etc.), write down terms and conditions and sign it all not only with a pen but also with our fingerprints. Just for safety. Additionally, most of the landlords require 2 months deposit, which in case the contract is broken he or she can take away. It can happen when for example we want to leave the place earlier than written in the agreement, which theoretically can endanger our house owner (nobody's paying the rent although it should be paid). In reality it all depends on how nice the landlord is. Some might simply find someone to take over the apartment and give us all the deposit back. Some will take part of it and others will take away everything. As everywhere, it all depends on the person we're working with.

A very important thing to be said to all of you, who think of moving to Taiwan and renting a place here - sometimes the price of the apartment might be a bit too high but let's not forget that in Taiwan you can bargain. The landlords think only about their own interest, that's why they bought the flat but that doesn't mean that we have to forget about our own business. If the house owner doesn't want to make the price lower - ask for a new furniture, fridge or washing machine instead (if there isn't one in the apartment already). And about the price - always make sure it includes the management fee. It's an extra charge for extra utilities like swimming pool or cleaning the lobby. The charge is lower for small and higher for big apartments.
